What should the Dominguez’s do with their property in Baclaran?

To all those who didn’t know, I went home to the Philippines last month to help a friend bury his father’s ashes. I didn’t have a chance to go to Baclaran to see our property there but from my understanding, it isn’t doing too good. I would invest in it only if you will all agree. I would like to take a loan and get the house completed, hire a Property Manager (companies like that are all over like Real Property Management whom we can use to manage the property) and rent it out to Balikbayans.

I just feel bad that the only thing that reminds us or ties us to our parents is this small property left behind for us. Yet, we are not utilizing it to the best that we could. We just can’t let the property sit there. What do you guys think?

    Hi Tops.. It took me a while to learn how to do this. That property needs to be exorcized. It was given to us but was placed in my name. With too much enthusiasm, I had invested quite a bit of dollars from day 1. Rey’s heart was also touched with so much nostalgia abut our growing days in T. claudio when he went home and took on a big task to have a three story structure built. Too much cheaters and dishonest people came on board. I went home and had pleaded with Tita dely to help us get the permit straightened out but to no avail. powers of atty was given to Tita Rosy, Tita Luding..more money was sent (recently $2500) was pd but the end is the same. Still pending permit. The whole building needs to be torn down and start from scratch APPLY properly for biilding permit. We already lost an house and lot plus $34000 in making this house a home.
    After enumerating all that .. people pls. decide. There is a woman Samarista who just charged me $2000 and the itemization is all daily breakfast, lunch dinner for the so called government people etc. We still have corruption big time. God help us. Just because they see our address as US they think we poop dollars out. God help us and them. Only a miracle can happen to have a decent house on that site. i think it is spooked by some monster evil so noone can use that spot. Or one of us should really stay home to figure out the way to finish this piece of property.

    Pls. , Lord grant us some blessing and send people that are honest to pursue our plans but if it is not your will make us aware on what steps to take. Amen Mama Mary wrap your maternal protection on that place as a memory of Lola Chayong pls. intercede to your Son Jesus so we can peacefully settle in that house. Maybe she did not want this house to be divided. We are not greedy, this piece of property is a token of our life-long memories of our childhood..good with the bad.

    Hi Ate,

    I know the feeling. We have been pouring money into this house for so many years but it was doomed from the start. First, the plan for the house was either not properly executed or was poorly planned. Imagine not being able to climb the stairs to the penthouse without hitting your head on the metal spiral staircase. How about going to the bathroom and not be able to close the door behind you because it will hit the toilet bowl.

    We could easily get a loan but we don’t have anyone who can manage the project all the way through.

    If we can find a property management company who can do that for us – and is trustworthy enough to handle the day-to-day affairs, we should go ahead with the demolish and rebuild. But if not – I’m afraid we’re just going to pour money into something that will not benefit any of us in the long run.

    We need to act fast and we need to act now! We’re not getting any younger, for all you know one of us can drop dead and no one has any authorization to do anything with our properties.
    Just look at 17 de Marzo, Kuya Sunny is part owner of this , What are we to do?
    We need to pass this title on for loan purposes to Ning and She can apply for mortgage loans to rebuild TOmas Claudio.
    Once Tomas Claudio is done, Move all of them on that building then start rebuilding 17 for rental income. Next do the Imus.
    Ate Josie doesn’t have a job at the moment, how about sending her back home to take care of these properties until we see real results!
